A pre-approval number is not the same thing as a comfortable ownership number.

South African credit providers are required to assess affordability before granting credit. The assessment looks beyond gross salary: it considers verified income, existing financial obligations, living expenses, credit repayment history and the discretionary income left to support a new instalment. For mortgages, the credit-profile check must be sufficiently recent under the affordability rules.

Your own preparation should therefore answer two different questions: what might a lender approve? and what repayment still leaves room for rates, levies, insurance, maintenance and ordinary life?

Build a clean application file before you shop aggressively.

Income trail

Keep recent payslips or other current proof of income and bank statements that show the income actually arriving.

Debt map

List vehicle finance, personal loans, store accounts, credit cards, maintenance obligations and other recurring commitments. Do not treat available credit limits as spare income.

Credit record

Resolve obvious errors and missed-payment problems before the property search becomes urgent. Lenders use credit-bureau information and repayment history as part of the affordability picture.

Deposit & cash costs

Keep the deposit separate from transfer-related cash. A buyer who spends every available rand on the deposit can still be short when transfer, bond-registration and moving costs arrive.

Stress-test the repayment, not only today's rate.

Variable-rate home-loan repayments can change as interest rates move. Run a base case, then a higher-rate case and ask whether the household can still absorb the monthly ownership costs.
